For maximum effectiveness, please complete these two steps:

  • Mow the lawn: Cut your grass slightly lower than usual, about 0.5 to 1 inch lower, so the machine tines and seed can reach the soil more easily.
  • Water the lawn: Water the yard 1 to 2 days before service. Moist soil allows the aeration tines to pull deeper, more effective plugs than dry, hardened clay.
Watering tip: Aim for roughly 0.5 to 1 inch of water before service. We want the soil lightly moist, not muddy. If the lawn is too wet, the aeration can be a little more aggressive than usual. The lawn will still recover, but the finish may not look as clean immediately after service.

To protect your irrigation, we ask that all sprinkler heads and valve boxes be clearly flagged before we arrive. Since aeration tines penetrate deep into the soil, we cannot take responsibility for unmarked or shallowly installed lines. Proper marking helps ensure a smoother, safer process for your property.

Please let us know ahead of time: If you are aware of any private lines, shallow utilities, cable, fiber, invisible fence wire, or other underground components, let us know before service. We take strong precautions in the field, but we cannot see what is buried below the surface.

Leave them. While they may look unusual at first, these plugs are full of beneficial soil microbes and nutrients. They will naturally break down and filter back into the holes within 1 to 2 weeks through rain and regular mowing, acting like a light natural top-dressing for your turf.

In Houston, the best overseeding approach depends on your existing lawn and your goals for appearance, protection, and seasonal performance.

  • St. Augustine lawns: St. Augustine does not grow from seed, so overseeding it the same way you would Bermuda is not the right approach. For these lawns, we typically focus on strengthening the existing turf through aeration, recovery work, and, when needed, plugs or sod repair.
  • Bermuda and Zoysia lawns: These can be overseeded, but success depends on using the right variety and timing. Matching texture and color matters if you want the lawn to look natural and consistent instead of patchy or mismatched. That said, seeding Bermuda or Zoysia takes more time, more consistency, and more protection than most homeowners expect. Germination may take anywhere from roughly 20 to 40+ days, sometimes longer, especially if watering is inconsistent. In many cases, if you want a faster and cleaner result, we more strongly recommend plugging or sodding instead.
  • Winter ryegrass: For homeowners who want a greener, more polished lawn through the cooler months, ryegrass can be a premium seasonal enhancement. It germinates quickly, helps with erosion control, and creates a protective living cover over your summer turf during winter dormancy. Because every Houston season is a little different, timing and appearance can vary. In cooler years, we may be able to achieve those rich, standout stripes by Halloween; in warmer years, that same full holiday look may not develop until closer to Thanksgiving. Either way, if you want your lawn to really pop through the holidays, this can be an excellent seasonal upgrade. We highly recommend starting with a reasonably healthy lawn and following proper before-and-after care so the winter color looks great and your warm-season grass can transition back successfully in spring.

Our honest recommendation: Rye overseeding works best on lawns that are already reasonably healthy. If the underlying lawn is weak, thin, or stressed going in, the result usually will not be as clean or as successful. That is why we often recommend improving lawn health first, then overseeding from a stronger foundation.

Before-and-after care matters: A good result is not just about applying seed. Proper mowing height, watering, nutrition, and spring transition management all play a major role. As temperatures warm back up, the rye must be handled correctly so your warm-season grass can take over cleanly and come back strong for summer.
