St. Augustine is the grass most Houston homeowners end up with — and most of the calls we get about it sound the same. A brown patch showed up. The lawn looks thin on one side. It was fine last month and now it's not. Almost always, the problem isn't the grass itself. Rather, it's that something in the care program drifted: mowing height, watering timing, a fertilizer that didn't match what the soil actually needed.
This guide is what we actually do — and what we tell homeowners to check before they call anyone. St. Augustine is a strong grass for Houston when it's managed to the conditions here. The trick is knowing which input to change and when, instead of reaching for a bag of fertilizer or a bottle of fungicide every time the lawn looks off.

St. Augustine is one of the few warm-season turfgrasses that handles Houston's combination of heat, humidity, and partial shade without thinning out. Admittedly, it's not the most drought-tolerant option — Bermuda and Zoysia both beat it on deep-drought recovery — but for the typical Houston lot with mature trees and a mix of sun and shade, St. Augustine is usually the right call. It's also the most common sod we install, and it's what most of our Houston grass-type guide recommends for shaded yards.

St. Augustine care comes down to five inputs. Get them right and the grass mostly takes care of itself. Get one wrong, however, and the others can't compensate. Here's how each one works in Houston — and the specific mistakes we see.
The height: Keep St. Augustine generally 3–4 inches in Houston, with 3.5–4 inches often preferred during summer heat stress or in shaded areas. Cutting it shorter is the single most common mistake we see — it stresses the turf, thins the canopy, and opens the soil to weeds and disease. Furthermore, the higher you mow within that range, the deeper the root system tends to run, which is what carries the lawn through August. The one-third rule: Never remove more than one-third of the blade height in a single cut. If the lawn got away from you and grew too tall, raise the deck for that cut and bring it down gradually over the next two mows. A single heavy scalping weakens the turf for weeks.
Sharp blades: Dull blades tear rather than cut — the ragged edge browns within a day and creates entry points for disease. This is a real, measurable problem in Houston's humidity. The shift we'd make to how most Houston homeowners water: Stop running the irrigation on a fixed twice-a-week schedule regardless of rainfall. Instead, follow Texas A&M's condition-based guidance — irrigate when the lawn actually needs it, and back off when rainfall is meeting the demand. For example, a fixed schedule in a month with regular thunderstorms is how you get fungal problems. Conversely, that same schedule in a dry July leads to drought stress. In short, the lawn should tell you when to water, not the calendar.
How to read it: Watch for the first sign of wilt — leaf blades that fold in half, take on a bluish-gray cast, or footprints that stay pressed into the grass instead of springing back. That's the lawn asking for water. When you do water, water deep — enough to wet the soil 4–6 inches down — and then wait until it asks again. Timing matters more than frequency: Water between 5–9 AM. Early-morning irrigation lets the blades dry during the day. By contrast, extended leaf wetness — from evening irrigation or overwatering — increases disease pressure, which is the real issue with nighttime watering. It's not that night watering "causes" fungus by itself; rather, it's that wet grass overnight is one more stress on a grass that's already prone to fungal issues when conditions are right.
The framework: Texas A&M's guidance for St. Augustine is nitrogen-driven — roughly 2–4 pounds of nitrogen per 1,000 sq. ft. per year, split into applications of about 0.5–1 lb N per 1,000 sq. ft. at a time. Phosphorus and potassium, by contrast, should be applied based on what a soil test actually shows, not automatically. This is the part most generic guides get wrong: a routine "balanced" or complete fertilizer (N-P-K) applied year after year can cause phosphorus to build up in the soil, which Texas A&M specifically warns against.
Therefore, if your lawn has been on a standard 15-15-15 program for years without a soil test, that's worth checking before adding more.
What we do: First, build the program around nitrogen, then add phosphorus, potassium, and micronutrients only when the soil test says they're needed. A lawn evaluation — not just an estimate — is the right starting point if you don't have a recent soil test on file. Timing: Feed during active growth — early spring, late spring/early summer, and early fall. However, don't fertilize going into dormancy; the grass can't use it and the nutrients can leach. The principle: A thick, properly fed St. Augustine lawn is its own weed control. The broad blades and lateral growth shade the soil surface and block weed seeds from germinating. In fact, most weed problems in St. Augustine are actually density problems — the grass thinned for a reason (shade, drought, scalping, disease), and weeds filled the gap. Pre-emergent timing: For the weeds that density alone won't stop, pre-emergent herbicides applied in early spring and early fall prevent weed seeds from germinating before you ever see them. What matters most is soil temperature and weed germination timing, not the calendar date itself — applying too early or too late misses the window. This is the highest-value chemical input in a St. Augustine program — it prevents the problem instead of treating it. Meanwhile, post-emergent spot treatments handle what breaks through. Not all herbicides are safe for St. Augustine, however — always confirm the label before applying anything to this grass.
The problem with "preventative treatments": A brown patch in St. Augustine can be chinch bugs, take-all root rot, drought stress, a sprinkler head that's not hitting that zone, or a fertilizer burn. Reaching for a fungicide or an insecticide without knowing which one it is wastes money, can make the real problem worse, and adds chemicals to the lawn that didn't need to be there. Instead, Texas A&M's approach is scouting-based: check for chinch bugs and treat when they're actually present and causing unacceptable damage, not on a preventative calendar. The same logic applies to disease — identify the pathogen and address the conditions driving it, rather than blanket-spraying.
The diagnostic ladder we use: Before we recommend any treatment, we work through the likely causes in order — because the cheapest fix is usually at the top of the list, not the bottom.
When to call: If you've worked through water, mowing, and a visual scout for insects and the problem is still spreading, that's the point to bring in a professional diagnosis — not before. Specifically, take-all root rot is a soilborne pathogen that requires a targeted approach; guessing wrong on that one can lose the lawn. St. Augustine earned the nickname because fungal pressure is real in Houston's humidity. However, fungus isn't simply "caused by nighttime watering." Take-all root rot is a soilborne pathogen; large patch is driven by temperature and moisture; gray leaf spot needs extended leaf wetness plus stress. What nighttime watering actually does is extend leaf wetness — one of several conditions that increase disease susceptibility. Therefore, water between 5–9 AM so the blades dry during the day. That single timing change removes one of the main conditions fungus needs, without you having to diagnose which fungus it is.
These aren't annual prescriptions for every lawn. Rather, they're tools we use when a specific condition calls for them. A healthy St. Augustine lawn on a good mowing and watering program may not need any of them in a given year.
Hollow-tine (core) aeration relieves actual soil compaction and improves root development, oxygen flow, and water infiltration. The key word is actual — we recommend it when compaction is diagnosed, not on a calendar. Although Houston's heavy clay soils can compact, not every lawn needs aerating every year. If water is pooling or running off instead of soaking in, that's the signal. Notably, we don't recommend "liquid aeration" as an equivalent — core aeration physically removes plugs and is the evidence-based method. Trace minerals and soil conditioners should be applied based on what a soil test shows is missing — not as an annual blanket application. A test tells you pH, phosphorus, potassium, and micronutrient levels so you amend what's actually deficient. Topdressing with compost or a sand/soil blend after core aeration improves soil structure and helps level minor surface irregularities. Paired with aeration, the open channels let the topdressing material integrate into the root zone rather than sitting on top. On its own, topdressing can still be useful for minor surface leveling or adding organic matter to a thin canopy — it just won't reach the root zone without the aeration channels. Sometimes the diagnosis comes back that the lawn is too far gone — take-all root rot has destroyed too much of the root system, or the shade has crossed the threshold where St. Augustine can't sustain itself, or years of compaction and thinning have left more bare soil than grass.
